Don’t Move to Manhattan Beach Until You Watch This! Pros & Cons Revealed

You’ve seen the photos, perused the listings, been to downtown and the Pier – and now you’re seriously considering Manhattan Beach.

But what you won’t find online are the parking stress, the density, or how different the vibe gets once summer hits.

Some agents don’t show the full picture — because closing the deal matters more than long-term fit.

And I promise you that after this video, you won’t need to watch any other video on this topic, as we’ll cover both the pros and the cons, and in the end, I’ll weigh them to determine if it’s the right place for you. So, let’s not waste any time and get started.

Starting with Number 10, Manhattan Beach has top-rated schools.

Want your kids to get a great education? Manhattan Beach is one of the best places for that. The public schools here are rated in the top 5% of schools in California.  Mira Costa High School is renowned across the country for excelling in both academics and sports. Many families move here for the schools. The classes are strong, the teachers are caring, and there are plenty of activities for the children.  If learning and an excellent future are important to your family, Manhattan Beach is a great choice.

Coming in at Number 9, It’s Pricy.

Thinking about buying a home in Manhattan Beach?  It’s considered expensive. The median purchase price of a home in all of Manhattan Beach in the past 2 months was $3.4M and the median lease price is $8250 per month.  It’s the priciest town in the South Bay. Homes are beautiful, but you’re definitely paying for the beach, the schools, the convenience, and the lifestyle. It’s not the easiest place for many first-time buyers, but if it’s an option for you, this might be the right spot. It’s amazing here!

Moving on to Number 8, Safe, Clean, and Family-Friendly.

Manhattan Beach is one of the safest and cleanest places in LA. Families love it here for a reason. The parks are beautiful, and there’s very little crime, and it feels safe. It’s a tight-knit community where everyone is considerate & keeps an eye out for the neighbors.  Kids ride their bikes, can walk to school, and be outside without worry.  If you want a peaceful, happy place to raise your family, this South Bay beach town checks the box.

Coming in at Number 7, Inventory.

Can you spot your dream home before someone else does? In Manhattan Beach, it may be a challenge. There are 101 homes on the market today, with an average of 33 days on market.  However, the best homes you’ll find do sell their first week on the market.  Many homes stay in the family for years and decades.  There are many rental options, but be flexible yet quick to act fast if you see something you like.  Finding the right home may take time and patience.

Moving on to Number 6, Outdoor Living & Fitness Lifestyle.

How do you like to start your day?  In Manhattan Beach, you have options inside or out!  You can surf at sunrise, join a yoga class, walk, go for a run on The Strand, take a class at the gym, or play beach volleyball.  The weather is moderate year-round, so it’s easy to stay active throughout the season. Locals love being outside, and there’s always something fun to keep you going.  If you enjoy fresh air and fitness mixed with ocean air and nice views, this place makes healthy living feel great.

Coming in at  Number 5, Traffic on Sepulveda.

Here’s something that might slow you down—literally. Sepulveda Boulevard is a main street in Manhattan Beach, and it gets busy during rush hour. If you’re trying to run a quick errand or headed to work, it may take longer than you’d like. It can be a little slow and crowded, especially during commute hours. While Manhattan Beach feels pretty chill, driving can be time-consuming. If you’re driving often, just like the rest of LA, there’s traffic.

Moving on to Number 4, Walkable Downtown & Great Eats.

You won’t need your car in downtown Manhattan Beach. The area is super walkable. Feeling hungry? The area is filled with cute streets full of restaurants, cafes, and shops. You can grab an acai bowl,  sushi, burger, pasta, or steak, all within a few blocks. It’s a fun place to be, walk, shop, grab ice cream, or brunch. The vibe is laid-back with style. If you love good food and easy strolls by the beach, downtown Manhattan Beach is a place you’ll want to be.

Coming in at Number 3, How’s the Nightlife?

Looking for a place to party all night? Manhattan Beach might not be it. While the days are full of sunshine and fun, the nights here can be pretty quiet. Most restaurants close early, and the bars don’t stay open late.  Most of the residents prefer a relaxing evening over crowds and drinks, but you’ll be pressed to find much live music and dancing.  If you enjoy staying out late and love a busy nightlife, well, you’ll have to check out Manhattan Beach for yourself to see what you think.  

Moving on to Number 2, Beautiful Homes in Unique Neighborhoods.

As you may or may not already know, Manhattan Beach is a diverse city divided into its unique sections.  There’s the Sand Section, including all the homes on the Stand and closest to the water, and Downtown.  Then there’s the Tree Section, primarily single-family homes with more space, conveniently close to Target, The Point & Manhattan Village, the bell tower of American Martyrs schools and church.  Most homes are a 10 to 15-minute walk to downtown.  The Hill Section is mostly new, larger homes on large lots, many with ocean views.  The Manhattan Village Section is a unique gated community of 400 homes and townhomes.  Last but not least are Manhattan Heights and Liberty Village.  These are homes and lots of all different sizes, all east of Sepulveda.  

Coming in at Number 1, Your First-Time Buyer Place.

Thinking of buying your very first home & looking for something more affordable?  Depending on what you’re looking to spend, some who desire Manhattan Beach as their home zip code can also look at spending less by looking at entry-level locations and homes.  They may be main streets like Manhattan Beach Blvd or Rosecrans or possibly a condo or townhouse.  A smaller mid-century single-family home may also serve as a lower-priced starter home.

FINAL VERDICT: SHOULD YOU MOVE HERE?

So, is moving to Manhattan Beach worth it? If you’re looking for top schools, a strong community, outdoor living, and beautiful and/or custom homes near the ocean—yes, it’s absolutely worth it.  The prices are high, the inventory is limited, and it’s not ideal for nightlife or many first-time buyers. This is a dream spot for families, entrepreneurs, and lifestyle-driven buyers who want peace, sunshine, and quality. If that’s your goal, Manhattan Beach delivers. But if you’re hunting for a little more home or more nightlife, you may want to explore other South Bay areas instead.
